50 years of history, an eventful 2012, and a unique range of skills in commercial real estate.

SCC. Three magical and unique letters in the world of commercial real estate. SCC has a 50-year history in the shopping centre business, as the inventor of a new way of consuming in France and the spiritual father of all shopping centers operators. SCC is just as busy today, as an independent developer and manager opening four new shopping centres in Europe this year. We look back at a saga that has really only just begun.

Parly2, Rosny2, Vélizy2, Lyon La Part Dieu… These are names and even brands that have become part of French people’s everyday life. These temples of consumerism, where millions of shoppers mingle every day, are due to one man: Robert de Balkany.

In 1962, after a stay in the United States, the young man set up his own business and created the SCC group. In the same year, he opened the fi rst shopping centre in France: Parly2 opened in the inner suburbs of West Paris in 1969. Convinced by the emergence of new ways of consuming on the other side of the Atlantic, the visionary Robert de Balkany was persuaded that the shopping centre had a bright future in France. « J“I came back from a trip to Detroit. I knew that retail would never be the same again. The world had changed, consumers wanted service, comfort, activities... Design was a democratic process. I had spotted a site in Chesnay in West Paris, a stone’s throw from Versailles. An American architect joined me on my adventure, and I succeeded in my slightly crazy bid to bring all the big chains together in one centre. Parly2, the fi rst shopping centre in Europe, was born ». He would turn out to be right. Many similar centres followed Vélizy2, Rosny2, Evry2, Ulis2, St Genis2…).

In the past 50 years, the SCC group have developed 60 shopping centres in France and Europe. The group has ensured the general management of these centers while extending these services to centers developed by third parties.

Four centres opened in 2012

Fifty years on, SCC is still expanding. In a tense economic climate, the group has opened and developed four fully commercialised operations in Europe. These new centres are located in Majadahonda near Madrid in Spain (Gran Plaza2), another in Portogruaro near Venice in Italy (Adriatico2), and two in Belgium, in Charleroi (Ville2) and Maasmechelen (M2), with a total leased area of 136.700 sqm and 500 chains for an investment of over _300 million.

With these four new centres, SCC has consolidated the international presence it has had since its creation. Through its various subsidiaries in Europe and the Middle East, SCC now runs 135 shopping centres.

In France, SCC manages over 70 shopping centres and Retail Parks, as well as ground fl oor retail units and supermarkets, for a total of 2200 lots.

SCC is also positioned in luxury retail in Paris, where it holds a 70% market share through its subsidiary SCC Vendôme.

A new business area

SCC continues to be innovative. Based on its experience and an operational view of the role of developer and shopping centre manager, the group has embarked upon a new business activity: enhancing the value of existing retail sites through restructuring, repositioning and in some cases converting them. As well as creating new centres from scratch, in a retail environment that is reaching saturation point, SCC intends to breathe new life into existing centres.

In order to extend its services, SCC is now entering new areas of activity, with Retail Development (importing new, foreign chains into France), Asset Management, Strategic Consulting and Transaction and Investment Consulting.

These new activities are complementary within existing range of services. 50 years on, the company has developed several business areas such as development, management, commercialisation and even investment through LSGI.
